Mahindra Navrat Sadahalli Project Overview
Mahindra Navrat Sadahalli is a proposed 17.21-acre apartment development at Navarathna Agrahara Village, Jala Hobli, Yelahanka Taluk, Sadahalli, Bengaluru, Karnataka 562157, in the strip of North Bengaluru between NH-44 (Ballari Road) and Kempegowda International Airport. The Mahindra Navrat Sadahalli project details and specifications set out below all trace to one document: the Terms of Reference application filed with SEIAA Karnataka. As filed, the scheme is 1,166 apartments across 10 towers of 2 Basement plus Ground plus 22 Upper Floors, with two clubhouses and a Ground plus 3 commercial block, on a site whose survey numbers are 7/2, 8, 9/1, 9/3, 10/1, 10/2, 11, 12/2, 92/1, 92/3, 92/4 and 92/5. Mahindra Navrat Sadahalli is being developed by Mahindra Lifespace Developers Limited, the real estate arm of the Mahindra Group, through two wholly owned subsidiaries — Anthurium Developers Limited and Shreyas Stones Private Limited — which assembled the site in two acquisitions disclosed to the BSE in January and June 2025.
Approval status, stated plainly. Mahindra Navrat Sadahalli is at the pre-approval stage. An application for Terms of Reference (Category B1, proposal no. SIA/KA/INFRA2/582765/2026) was filed with SEIAA Karnataka on 22 June 2026 and was auto-delisted from the PARIVESH portal on 1 August 2026 after the statutory 30-day window to answer the authority's Essential Details Sought lapsed. Delisting is a procedural step, not a rejection — the developer can relist the proposal and restart the appraisal. As of 12 August 2026 no refiled or successor proposal has been filed, and the project has no environmental clearance. RERA registration not yet issued; no K-RERA record found as of 12 August 2026.
That paragraph governs everything else on this page. Every dimension, count and load below comes from the Terms of Reference application, which means every one of them is proposed and not approved. Every figure describing price or apartment configuration is our own inference, because Mahindra Lifespaces has published neither. This page keeps those three categories — filed, inferred, and absent — visibly separate, because the difference between them is the entire difference between this project and the way it is currently being described elsewhere.
The developer and the legal entity chain
Mahindra Lifespace Developers Limited is the listed real estate arm of the Mahindra Group, incorporated under CIN L45200MH1999PLC118949 and traded as MAHLIFE on the NSE and 532313 on the BSE, with its corporate office at Mahindra Towers, Worli, Mumbai. It runs a residential business across Mumbai and MMR, Pune, Bengaluru, Chennai, Alibaug, Gurugram and Nagpur alongside an industrial business of integrated cities and industrial clusters.
The land under Mahindra Navrat Sadahalli is not held by that parent directly. It sits in two wholly owned subsidiaries, assembled in two separate transactions, both disclosed to the exchanges under Regulation 30.

Why the identity of this site is settled
Land identity is where most pre-launch coverage of Indian projects quietly falls apart, so it is worth showing the join rather than asserting it.
Survey numbers 10/2, 11 and 12/2, named in the June 2025 BSE filing, are three of the twelve survey numbers on the environmental file. That is a document-level match between a SEBI-disclosed acquisition and a filing made to an environmental regulator — two records created for unrelated purposes by different arms of the state.
The areas close. 08 Acres 31.5 Guntas is 8.7875 acres, matching the 8.79 acres in the company's own release. Added to Anthurium's 8.2 acres, the assembled holding is about 16.99 acres, against the filing's 17.21 gross and 16.30 developable acres.
The values close independently. Roughly Rs 1,000 crore plus roughly Rs 1,100 crore is about Rs 2,100 crore, which is the combined figure Mahindra Lifespaces stated on its own in July 2025.
PARIVESH supplies the link the BSE filings do not. The January 2025 release does not name the village. The environmental file names Anthurium Developers limited as the user agency on a proposal at Navarathna Agrahara. That is what ties the first acquisition to this specific parcel.
One naming discrepancy is worth flagging because it will show up in anyone else's research. The corporate filing names a different hobli for the parcel than the statutory environmental record does. Jala Hobli is the authoritative form — it is what the environmental filing uses and what three separate SEIAA and SEAC documents for this village use — and it is what this site uses throughout.
There is one thing the documents do not settle. 8.2 plus 8.79 acres closes well against 17.21 gross acres, but no document states explicitly that the two acquisitions form a single scheme, and the environmental file does not say whether it covers the whole assembled holding or part of it.
What the record does not fix: configurations and price
Two of the things buyers most want from a project page do not exist for this one, and inventing them is how most competing pages fill the gap.
There is no BHK mix. The Terms of Reference application records only an area-band split: 1,078 units of 50 to 150 sq m (roughly 538 to 1,615 sq ft) and 88 units above 150 sq m, totalling 1,166. The 88 is the one hard unit-level fact worth leaning on — it is too small and too specific to be a rounding, so it is very likely a real configuration count. Any 2, 3, 3.5 and 4 BHK table for this project, including ours, is inference built on that split plus comparable projects. The floor plans page sets out that inference with its derivation and its confidence levels attached.
There is no price. Mahindra Lifespaces has not published a price for Mahindra Navrat Sadahalli. The indicative band shown here — approximately Rs 12,000 to Rs 13,200 per sq ft — is our own inference from the gross development value the developer itself disclosed for this land and from verified launch rates at comparable projects in the same belt. There is no date. No possession date has been announced for Mahindra Navrat Sadahalli. The developer's information sheet indicates a Q4 2026 launch intent; with the Terms of Reference application delisted on 1 August 2026 and no RERA registration issued, no launch or completion date can be stated as schedule, and any date quoted elsewhere is not sourced.
What would have to happen next
The sequence is not complicated, and knowing it is the difference between reading "delisted" as a catastrophe and reading it as a timer that ran out.
The developer would relist the Terms of Reference proposal on PARIVESH and supply the Essential Details the authority asked for. The appraisal would then resume, terms of reference would be set, the impact studies those terms require would be carried out, and only after that would a clearance decision be taken. Separately and independently, the project would need a Karnataka RERA registration before it could lawfully be advertised, booked or sold.
None of those steps has happened. The first one has not been started. Anyone treating a Q4 2026 launch as realistic is treating a delisted application as though it were an appraisal in progress.

If the listing state has moved off DELISTED_BY_SYSTEM, or a fresh proposal appears for Anthurium Developers Limited or Shreyas Stones Private Limited in Karnataka, the position on this page has changed and this page should be treated as out of date.
The RERA file. Search rera.karnataka.gov.in by project name or promoter name, and check the applied-but-unregistered listing as well as the registered one. A genuine project registration begins with PRM/KA/RERA/ and contains /PR/. A string containing /AG/ is an agent registration and does not certify a project.
